Why does Nyangu verify properties?

Property verification confirms that a listed property exists and that the person listing it has a legitimate connection to it. This protects renters from fraudulent listings and gives landlords and agents a credible, trusted profile on the platform.


How does property verification work?

Nyangu cross-references property details against official land and property registries. Depending on the property's location, we check against:

  • The Corporate Affairs Commission (CAC) for business-registered property entities
  • The Oyo State Ministry of Lands, Housing, and Urban Development property database for properties in Ibadan and across Oyo State
  • The Lagos State Land Information System for properties in Lagos State

You may also be asked to submit supporting documents as part of the process.


What documents do I need for property verification?

Depending on your property and its location, you may be asked to provide one or more of the following:

  • Certificate of Occupancy (C of O)
  • Deed of assignment
  • Governor's consent
  • Registered survey plan
  • Tenancy agreement


How long does property verification take?

Property verification takes between 24 and 48 hours, depending on the documents submitted and the registry being checked. You will receive a notification once the process is complete.


What happens if my property verification fails?

You will receive a notification with the reason for the outcome. Common reasons include incomplete documentation, a mismatch between submitted documents and registry records, or a title that has not yet been formally registered. You can resubmit with the correct documents. If you need guidance, contact our support team at support@nyangu.com.


My property is not showing up in the registry search. What do I do?

Registry databases are maintained by state governments and may not reflect recent title registrations or older properties with informal documentation histories. If your property does not appear in a search, your listing will not be automatically rejected. Contact our support team at support@nyangu.com, and we will guide you through the alternative documentation required.


I am an agent. What do I need for property verification?

Agents go through both identity and property verification. For property verification, you will need:

  • Your CAC registration number if you operate as a registered business
  • At least one active property listing to associate with your profile

A verified agent badge on your profile signals credibility to landlords and renters and is tied to your professional record on the platform.

Does Nyangu visit land registry offices?

Yes. Where an online registry search is insufficient or inconclusive, our team will visit the relevant land registry office in person to verify a property's title and legal standing. This may apply to properties with older documentation, titles that have not yet been digitized, or cases where additional confirmation is required. You will be notified if this step is needed for your listing.


Does Nyangu conduct physical property inspections?


For select listings, Nyangu may conduct a physical inspection of a property as part of the verification process. This can include confirming that the property matches its listing description and checking whether it has been marked or designated for demolition by any government authority. Properties flagged for demolition are not eligible for listing on Nyangu. If your property is selected for a physical inspection, you will be notified in advance.
